Spec Build in Geismar, LA

Summer 2023 I posted this photo about a 10,500-sf office warehouse under construction and available for lease @ 36559 Lyle Drive, Geismar, Louisiana.
It was a spec build.

Now for the rest of the story.

Shortly after this post went out, Sunbelt Rentals approached us about modifying the building to suit their needs and add an additional 1-acre lot to the site for equipment storage.

Construction was halted, cost to modify was calculated, and lease terms and rent were negotiated and agreed to. Construction was restarted to change the building to meet Sunbelt's needs.

Occupancy in 2024.

Flexibility paid off for all concerned.
